Your
offer will state a deadline for conducting
a home inspection. Even if your home inspection
deadline is 7-10 days away, it is recommended
that you line up your home inspector right
away.
Home inspectors look for structural and mechanical
issues. If issues are discovered, buyers can
request repairs to be made by the seller or
they may try to negotiate a lower price. Some
discoveries are serious problems that prompt
the buyer to back out of the deal.
For
condominiums, home inspectors will want to
look at common areas, such as the roof and
common utilities.
Here
are some questions you might want to ask when
hiring a home inspector:
1.What type of licenses, certificates or designations
do you hold?
2. What is the scope of your inspection? How
detailed will the inspection be?
3. How many inspections do you do per year
on residential homes like ours?
4. How long does the actual onsite inspection
normally take?
5. Will you allow us to accompany you on the
inspection?
6. What type of report will we receive and
will it include estimates of costs to correct
defects?
7. Do you carry errors-and-omissions insurance
or give any warranties / guarantees?
8. How much does an inspection cost for a
_____________ (condominium, townhouse, single
family, multi-family...)?
9. How quickly can we get it done?
10. Do you have a list of past customers and
clients that we may call as referrals?
11. What form of payment do you take?
Once the home inspection is done, you want
to give your results to your attorney to be
included in the negotiation of the Purchase
